Overcoming the challenges
The combination of public and private accommodation proved to be a challenge when it came to building regulations. Changes in floor specifications to meet sound and fire requirements for the public areas created different levels throughout the property. Considerable head scratching was required to keep the floor level throughout the private areas whilst meeting building regulations. A solution was eventually found in an alternative joist/oak detail.
Speed of erection
The primary oak structure was encapsulated by an open panel timber frame system manufactured off-site by Fleming Homes. This type of construction speeds up build time considerably, with Arden achieving wind and watertight in just three weeks by Fleming Homes’ accredited erection team.
Combining oak frame with glazing
The primary oak structure is encapsulated by our partners, Fleming Homes, making the building wind and weather tight within three weeks – speeding up the build time considerably. Arden is full of features – the highlight of which is the huge expanse of direct glazing. Three of the largest panels of the glass, at 8m2, were the largest spans we have ever worked with. Arden also features a vaulted living room with mezzanine, 10-metre cross frame span as well as a 10-metre wide balcony.
We were delighted to work with a number of Scotland’s finest on Arden. The experts included the Architect Hay Lough Davis, Engineers from Cowal Design Consultants and the encapsulation by Fleming Homes.
